HOME LOANS ARE AT THE HEART OF WHAT WE DO

Before the house hunt,
build the loan plan.

An online estimate is a starting point. A useful PCS plan looks at the full picture of your move.

Explore the buying-power calculator

Educational estimates only. Not a preapproval or rate quote. Choose the loan type that fits your planning scenario.

01

What payment feels right?

Look beyond principal and interest. Include taxes, insurance, HOA dues where applicable, maintenance and cash for the move.

02

What needs a closer look?

Discuss your income, allowances, existing mortgage, other obligations and available funds with Monique. Don’t assume BAH alone sets your budget.

03

How might VA fit?

A VA purchase loan requires service eligibility, lender review of credit and income, and occupancy requirements. Already used VA? Ask for an entitlement review before planning another purchase.

A LOCAL PLAN FOR YOUR EVERYDAY LIFE

Start with the duty station.
Then narrow the search.

Exploring Camp Pendleton, Oceanside, North County San Diego or Temecula and Murrieta? Compare the locations and property features that suit your plans.

The real commute

Check your actual duty location, gate access and drive at the times you’ll travel. A city name alone won’t tell the whole story.

The arrival window

Map out your expected arrival, temporary housing and an ideal closing window. Keep a backup plan if the dates move.

The full move

Consider household needs, pets, storage and how you’ll view homes before arriving. Verify the details that matter before committing.

Real estate guidance is offered through Monique’s California brokerage. Moving elsewhere? Ask about next steps with an appropriately licensed professional. Mortgage availability depends on the property location and applicable licensing.

SERVICE. FAMILY. HOME.

Military life is personal here.

Monique is a retired Marine who bought her first home as a single mom while serving. She understands why a home decision is about more than an address.

Her approach starts with your goals, honest answers and a plan you can understand—whether you’re arriving, leaving or putting down roots.

PCS QUESTIONS, STRAIGHT ANSWERS

Let’s clear
a few things up.

Do I need final orders before reaching out?

You can have an initial planning conversation before all your dates are final. A lender may need orders and other documentation for a formal review, so tell Monique what is confirmed and what could change.

Does being military mean I should buy?

No. Renting may make more sense depending on your timeline, expenses, reserves and next move. Compare both paths before committing to a purchase.

Can I use a VA loan if I already own a home?

It depends on your available entitlement, existing loan, occupancy plan and full qualifications. An individual review is needed; having used VA before does not answer the question by itself.

Can Monique help with both the home and the loan?

You can discuss both. Mortgage services are through CrossCountry Mortgage, LLC; California real estate services are through eXp Realty of California, Inc. Services, disclosures and agreements are separate, and you may choose your own lender or real estate professional.

Is this an official military relocation program?

No. Mo the MLO is a private mortgage and real estate business, not a government or military program. Use your installation’s housing and relocation offices for official guidance on military housing, orders and moving benefits.

LET’S PUT YOUR NEXT MOVE IN MOTION

You bring the next chapter.
Let’s build the home plan.

Tell Monique how to reach you and what you’re planning. Start with your information, then share your goals in the existing two-step form.

No obligation. This is a planning conversation, not a mortgage application.
Please don’t send orders, SSNs or sensitive documents through the initial form.
