Jurisdiction, building records & your next assignment

CHECK 01

Use the correct jurisdiction and property records

For a parcel within the City of San Diego, the zoning page links to the city’s Zoning and Permit Portal. Check the base zone and relevant overlays before assuming an addition, extra unit, or other use will be allowed. Coastal and other site conditions can introduce additional review. The Development Services department also provides pathways to building records and permit information. If the home is in another incorporated city or an unincorporated area, confirm the responsible agency and use its resources.

CHECK 02

Build the search from your reporting location

For a military move, identify the installation, actual work location, reporting schedule, and access arrangements with your receiving command or sponsor. Avoid treating Miramar, MCRD, and other San Diego assignments as interchangeable destinations. Add other recurring trips that matter to your household, then test routes from each candidate address. MTS’s trip planner can help evaluate bus and Trolley options. Compare departure and arrival times, walking connections, transfers, and the return journey. An attractive map distance is only one part of whether a home fits your week.

CHECK 03

Match the investigation to the building

A condominium, detached house, and home with additional living space require different questions. For shared properties, review association finances, insurance, maintenance responsibilities, rules, and disclosed assessments. For any home, ask about alterations and compare available records with what is being represented. Have an inspector identify issues requiring specialist review. Check parking and storage against the actual documents, and obtain property-specific insurance quotes. If you plan improvements, discuss the scope with the city and qualified professionals before including assumed expansion or rental income in your purchase budget.

CHECK 04

Verify a future rental plan before relying on it

A possible future PCS can raise the question of keeping a home and renting it. Evaluate the carrying costs, maintenance, management, association restrictions, and applicable rules before treating that as your fallback. Short stays have their own requirements: the City of San Diego’s Short-Term Residential Occupancy program requires licensing for covered stays and states that licenses do not transfer between ownership or locations. Check the current rules for the exact property and intended arrangement. Existing rental advertising is not proof that your proposed use is approved.

CHECK 05

Coordinate a sale with the next move

Prepare a realistic net-proceeds estimate and gather permits, repairs, warranty information, association documents, and details of leased or financed equipment. Decide how showings, inspections, and repair access will work around your schedule. If the sale is tied to another purchase or a PCS, maintain a shared calendar with separate entries for closing, possession, packing, lodging, and reporting. Clarify who can act locally after departure. Discuss any occupancy agreement and signing arrangements with the relevant professionals well before the final week.

CHECK 06

Choose the relocation resource for your installation

Use MCAS Miramar MCCS relocation assistance for Miramar resources and MCRD San Diego MCCS for its local support. Both offer relocation information and sponsorship pathways; confirm services directly for your assignment. For a VA-backed purchase, begin with VA’s COE guidance and your chosen lender. BEFORE YOUR NEXT STEP

Questions to start with

How do I narrow a San Diego search without guessing about neighborhoods?

Start with the destinations and property features you need, your complete budget, and your travel preferences. Test candidate addresses against those criteria. Confirm schools and services directly with the relevant providers rather than relying on a neighborhood label.

Can I assume a home with an extra unit has approved rental space?

Check permits, approved use, completion records, and any applicable restrictions with the responsible agency and qualified professionals. A separate entrance or a listing description does not resolve those questions. Review the actual property with your lender if financing depends on it.

What should I do if my PCS date and closing date do not align?

Discuss temporary housing, household-goods storage, signing arrangements, and possession options early. Confirm military requirements with the appropriate office and transaction terms with your real estate team. A planned closing date should not be treated as guaranteed access to the home.
