An attractive promotion deserves a closer look. Start with the home, the full payment and the cash you need to close.

Can an incentive make a new home a better fit?

Possibly. Compare the written offer with another financing option for the same home. The advertised incentive alone does not tell you which choice costs less or fits your timeline.

Put the numbers side by side.

Ask for Loan Estimates using comparable loan amounts, terms and timing. Review the rate, points, lender fees, mortgage insurance, lender credits and cash to close. A seller credit and a lender credit are different.

A seller credit is an agreed contribution toward eligible transaction costs. It can reduce the cash you bring to closing; it does not automatically reduce the purchase price. A lender credit offsets closing costs and may come with a higher interest rate. Ask for the tradeoff in writing. See the CFPB's Loan Estimate explainer and points and lender credits guide.

Bring these questions to the builder.

  • Which homes qualify, and when must the contract and closing happen?
  • Does the incentive require a particular lender or title provider?
  • Is the advertised payment temporary? What payment applies later?
  • What upgrades, lot charges, solar obligations, HOA dues or assessments are additional?
  • What happens to my deposit, rate lock and incentive if completion is delayed?
  • Can I compare a credit, price adjustment and other available options?

Using a VA loan?

VA rules distinguish ordinary buyer closing costs from certain seller concessions. Do not assume one percentage limit applies to every seller-paid item. Ask the lender to classify each credit and confirm what your transaction allows. VA explains funding fees and closing costs here.
